The house today and the house after repairs

The starting point is the property's location and condition, including comparable homes that have sold. A fully renovated home is a different product from a house needing work. Ask which comparison is being used and why.

The costs a buyer must account for

Renovation labor and materials are only part of the picture. A buyer also considers purchase and resale expenses, the cost of holding the home, financing if used, and the risk of the project. Different assumptions can lead to different offers.

Price is one part of the agreement

Review who pays closing expenses, what conditions allow a buyer to cancel, the deposit, closing date, and possession. Request a written explanation of any changes. Compare net proceeds and the preparation required, not only a headline number.
